The party leader, on making a booking and when making a payment, confirms the acceptance of these terms and conditions as set out and it shall be binding on this person and all those who intend to occupy the premises. No more than the number of persons shown on the booking form may use the property without the written consent of the owners. We do not accept parties of guests who are all under the age of 21. Smoking is not allowed indoors, although we do provide ashtrays for your convenience for use in the pool area. Please observe this request for the comfort of our future guests and their children. No pets allowed. To ensure comfort, security and peace of mind our home is registered with the Florida Authorities and is in full compliance with all relevant legislation. General Stays of less than 6 nights will incur a cleaning fee of £60/ $95. Unless otherwise stated, access is from 4pm local time on the day of arrival and the property must be vacated by 11am on your departure day. All local and USA telephone calls are free. All bed linen and towels are provided for your needs.
Payment Details Once we have received your booking we will send you confirmation and details of where to send your payments. We will hold your reservation for 2 weeks allowing time for deposits to reach us. Once cleared we will send confirmation of receipt for your deposit and confirm the booking. The deposit is non-refundable unless we can obtain a replacement booking, then it will be returned to you less a £10 handling charge. Full payment of balance is due 6 weeks prior to your arrival date together with a £100/ $200 security bond cheque, see detail below. Please note: We do not currently accept Credit Card payments. Security/Breakages Bond For security reasons the code to the estate gate, and the villa key lock box code will be supplied to you 14 days before you depart. The villa front door key must be left in the key lock box each time you leave the property. If you loss the key or lock yourself out this can result in a charge to the security bond. The client is held responsible for any damage or breakages to the villa's contents that are considered to be outside of normal usage and ware, as well as any loss of inventory during your stay. All damage and faults caused or found at the home must be reported to our management company at the earliest opportunity. The £100/$200 security deposit will be refunded to the client once we have received a satisfactory report from our management company that the property and contents were left in the same condition as found. Minor breakages such as plates are considered as normal usage. However we retain the right to keep the security deposit (either in part or full) to cover breakages, damage or non-return of the keys. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required. We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this. Florida has a sub-tropical climate and care must be taken when food is left uncovered. Apart from spoiling it, food can then attract insects very quickly. Wherever possible use the sink waste disposal unit of all food waste. Cancellation In the event that you cancel your booking the following charges will apply: More than 8 weeks prior to departure - deposit only, unless re-let (see above). 4 to 8 weeks prior to departure - 50% of rental costs, unless re-let. Less than 4 weeks to departure - 100% of rental costs, unless re-let. Please ensure you have Travel Insurance to cover your losses if cancellation is due to an insured event beyond your control resulting in financial loss. Should the final payment not be received by the due date then the booking shall be deemed cancelled and the deposit shall be forfeit. In the unlikely event that the owners have to cancel the booking, the owners shall be liable for the return of any rental monies paid or will endeavor to arrange alternative accommodation of a similar specification by mutual agreement with the client.
Liability The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to all persons or personal effects however caused as a result of use of the pool and villa. Guests using the pool or its surrounding areas do so at their own risk. Children are required to be supervised at all times when using the pool or on the pool deck area. The owners, their servants or agents will accept no responsibility for any loss or personal injury incurred from using the pool or its surrounding areas. No liability is accepted for the loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner. Force Majeure The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control. This contract is subject to and shall be constructed in accordance with the laws of England and shall be subject to the jurisdiction of the English Courts
Complaints or Dissatisfaction In the unlikely event of a complaint during your stay please contact our Management Company immediately. If any matters are not resolved to your satisfaction you must contact the owner, in writing, within 14 days of your return. Any problems must first be reported to our Management Company otherwise the owner cannot accept any responsibility. We want our villa to remain clean & tidy for all our visitors so please treat it with the care it deserves. Thank you very much.
